Every time we hired a sub, somebody in the office opened the last subcontract in Word, changed the names, changed the numbers, and hoped nothing from the old job was left behind. Then the signed copy came back and went into an email folder, a shared drive, or a desk drawer, depending on who was busiest that day.

We looked at the big construction software. It does far more than we needed, at a price that only makes sense if you use all of it, and it charges for every person who logs in. We looked at cheap contract tools and they did not know what a retention rate or a cost code was.

So we built the middle: a tool that only does subcontracts, does them the way a GC does them, and costs one flat price for the whole office.

The template is a real Texas subcontract

The contract built into Groundwork is one used on real Houston jobs. It has a line‑item cover page and a terms page with the clauses a Texas GC expects.
